Whatever the national trends are with regard to real estate – whether they are booming or busting–what really matters is what the market conditions are in your region, town, or neighborhood. For as David Lereah points out, in the end, all real estate is local. What does that mean? Even during the real estate boom of 2001-2005, a great many cities and regions did not participate in the boom–they lagged behind, or even decreased in value. Similarly, when prices began to fall nationally, there were plenty of regions and locales where prices rose, and sales boomed. As Lereah makes clear, the most important factor in buying or selling a home isn’t what is going on nationally–it is what is going on in your local market. Evaluating present and future trends and influences in your region or neighborhood is essential to creating long term wealth, whether you are in a buyer’s or a seller’s market. And David Lereah, as the Chief Economist for the National Association of Realtors, shows you how to determine the conditions in your neighborhood. Lereah reveals how to: Evaluate the DNA of homes in the town or county or region you are considering (every town has its own real estate DNA–the characteristics that make a region or city more or less desirable to live in). Determine whether property values in your targeted neighborhood are on the rise. Research future real estate influences and trends, from migration into or out of the region, to plans to attract or develop new businesses in the area. Understand the local factors that can affect your investment in the future. Countless books offer advice on how to buy and sell a home. But ALL REAL ESTATE IS LOCAL is the first book to explain how knowing the ins and outs of the local market you are targeting is essential to deciding when, where, and what to buy.

If your local economy is too hot or too cold, Lindahl's guide will show you how to invest in the up-and-coming markets with the greatest profit potential." —Stacy Kellams, President, www.RealEstateCourseReviews.com "Lindahl shows you how to look into the future and see where the next hot real estate markets will be. Unlike existing textbooks written for law students on specific subjects impacting real estate transactions, Real Estate Law: Fundamentals for The Development Process uses "The Development Process" as a framework for understanding how the U.S. legal system regulates, facilitates, and generally impacts real estate transactions and their outcomes. This book not only addresses the nature of specific legal issues directly relating to real estate transactions but also how those issues may best be identified and addressed in advance. This book breaks down the myriad of laws influencing the selection, acquisition, development, financing, ownership, and management of real estate, and presents them in context. Readers of Real Estate Law will gain a practical understanding, from the perspective of a real property developer or real estate executive, investor, or lender, of: how to identify potential legal issues before they arise; when to involve a real estate attorney; how to select an attorney with the appropriate, relevant experience; and how to efficiently and economically engage and manage legal counsel in addressing real estate issues. Written as a graduate-level text book, Real Estate Law comes with numerous useful features including a glossary of terms, chapter summaries, discussion questions, further reading, and a companion website with instructor resources. It is a resource of great value to real estate and finance professionals, both with and without law degrees, engaged in one aspect or another of real estate development and finance, who want to become more conversant in the legal issues impacting these transactions.

Cross-border investment in United States commercial real estate has grown at an astounding rate - nearly tenfold - since the turn of the century. Yet little remains quantitatively understood about the practical effects of this unprecedented shift. Using Granger causality testing, this paper explores how cross-border transactional volume impacts and interacts with commercial real estate prices within the four largest metropolitan real estate markets in the United States, and on an aggregate nationwide basis. Both rigorous testing and visual analysis of historical price indices and cross-border volume revealed unidirectional causality in all markets tested, but in different directions. For the total United States and New York City, causation appears to flow from price to cross-border volume. In Washington, DC, Los Angeles, and San Francisco, causation appears to flow from cross-border volume to price. Each direction of causality may support various strands of conventional wisdom regarding cross-border capital flows into the United States. However, the geographic specificity of the results suggests that the lessons of any one market are rarely applicable to another. Through qualitative interviews with cross-border investors and industry experts, this paper also examines the motivations, priorities, and decision-making processes which may help explain the results obtained.
